Step2: Prepare Your Home for Sale
Here's the easiest and most straightforward way to prepare to sell your house, without getting overwhelmed:
1. Declutter & Clean: Remove personal items (photos, fridge magnets, etc.), pack away things you don’t use daily, clean everything: floors, windows, kitchen, bathrooms—clean homes sell faster.
2. Make Simple Fixes: Replace burned-out light bulbs, fix leaky faucets, squeaky doors, or chipped paint, patch holes in walls and touch up scuffs.
3. Boost Curb Appeal: mow the lawn, trim bushes, sweep the porch, add a welcome mat and maybe a potted plant by the door.
4. Stage Lightly: arrange furniture to show off space, add fresh towels in the bathroom and pillows on the couch, let in natural light by opening blinds/curtains.
5. Take Great Photos: Clean and prep each room before I come to photograph your home.
6. Gather Documents: find your mortgage info, recent utility bills, and repair records, know your home's key features (year built, square footage, upgrades).

Step4: Prepare for closing day

First, they should confirm the closing date and time with their real estate agent, attorney, or escrow officer. All agreed-upon repairs and contractual obligations must be completed, and receipts should be provided as proof. The seller should also gather all necessary documents, such as the deed, property disclosures, warranties for appliances, and any other paperwork related to the home. It's important to ensure the home is thoroughly cleaned and completely empty unless otherwise agreed upon, and all keys, garage openers, and security codes should be prepared for transfer. If the seller won’t be attending the closing in person, arrangements for a power of attorney or remote closing should be finalized. Lastly, they should review the settlement statement to verify all financial figures are accurate, and ensure there are no outstanding issues that could delay the closing process.
